A Good GC Is Worth Their Weight in Gold 💰
In real estate investing, success rarely happens in a vacuum. Flipping houses or building a rental portfolio requires a solid network, reliable data, and, most importantly, professional contractors who get the job done.
No partner is more vital to a renovation project than the general contractor (GC). A top-tier GC manages subcontractors, navigates local permitting changes, keeps projects on schedule, and protects your profit margin.
But finding and vetting a dependable and competent contractor in today’s market is not easy. Here are five proven strategies to build your team.
1. Tap Into Your Digital & Local Networks
WHO you know often matters more than WHAT you know. Start by asking friends, family, and local business associates for recent renovation references.
Take it a step further by tapping into active investor hubs:
- Industry Partners: Ask your real estate agent, hard money lender, or title company.
- Online Investor Communities: Post referral requests in regional real estate Facebook groups, BiggerPockets forums, or local real estate investor Slack/Discord channels.
2. Cross-Check Digital Reviews and Licensing
Online reputation management has evolved. Yelp may be the OG but it’s not the only game in town. Don't rely on a single review platform but cross-reference feedback across multiple channels:
- Review Hubs: Check Google Business Profiles, Nextdoor, Thumbtack, Angi, and Houzz. Look for patterns in feedback such as consistent mentions of communication delays or unmitigated budget overruns. As you can imagine, these are major red flags.
- Verify Licensing & Insurance: Never rely solely on a star rating. Always verify the GC’s license number directly with your state’s contractor licensing board, and request proof of insurance as well.
3. Leverage the Pro Desk & Supply Yards
Heading to Lowe’s or Home Depot at 6:00 AM remains a classic, high-yield tactic. Busy contractors loading up trucks early in the morning are actively working and may also be looking for their next job.
To get a more direct take, consider checking with the folks at the Home Depot Pro Desk or Lowe’s MVPs Desk. They know which contractors run high-volume, reliable businesses and may be willing to share that information with you.
4. Attend Local & Virtual REIA Meetings
Your local Real Estate Investment Association (REIA) is one of the best places to get battle-tested recommendations. Experienced flippers can tell you exactly who delivers on time and who to avoid. Find your local chapter via the National Real Estate Investment Association directory, or look for active hybrid/virtual networking meetups on Meetup.com or Eventbrite.com.
5. Use A Clear Scope of Work
To keep your project chugging along on-time and within budget, it pays to have a detailed work plan. Top GCs prefer working with organized investors. To attract the best contractors:
- Create a line-item Scope of Work (SOW) using our free template so contractors can quote the job accurately.
- Share video walkthroughs or digital floor plans early in the process to save time during initial bidding.
- Ask potential GCs for recent references so that you can hear from other investors how they perform in the real world.
