Winterization Tips For Your Fix and Flip

Old man winter has arrived! There is a definite chill in the air and, for contractors and rehabbers, that means it’s time to think about winterizing the construction site. Depending on the building phase of your project, you will need to take specific steps to avoid problems and stay on schedule.

Because, after all, time is money when it comes to house flipping!

Below are some handy tips from Scott, one of our friendly, local inspectors:

•  Secure your property nightly. Beyond locking up valuables, this means removing any debris or lightweight tools and supplies which may be vulnerable during a storm or high winds.

•  To avoid the dreaded pipe freeze, turn off all outside water valves from the inside but leave the faucets on inside the structure to allow for drainage.

•  For exterior pipes, think about using insulation to prevent temperatures from plunging below the freezing point, and consider heat trace tape for those pipes with direct exposure to the elements.

•  If possible, leave the heat turned on even if the property is vacant. Fixing the potential damage from a burst pipe will cost more than the monthly heating bill. Trust us.

•  Unplug any unnecessary appliances or other items in case of a power surge or blackout.

•  If the property is vacant, be sure to check your investment regularly to ensure that there are no unwelcome surprises for potential buyers.

•  Remove snow and ice from the property promptly to prevent injuries among your subcontractors, listing agents and buyers. Consider spreading an ice melt product on sidewalks and other walkways in advance of foul weather.
