Clear Title Allows You To Obtain Financing

The risks to borrower and lender alike are perilously high when the property is not given a clear title right upfront. Why? Well, no lender (including NavCap) wants to risk tying up a significant amount of capital in a project that may end up in prolonged litigation over ownership. There is a very real possibility of losing any cash equity already sunk into the deal. Title insurance protects everyone involved from that scenario and, without it, most lenders would simply walk away from the deal.

Don’t Try to DIY

We know what you may be thinking. It’s the age of the internet! I can do my own title search and save a few dollars. As tempting as this idea may be, this is a job best left to the professionals. Publicly available information may not be accurate or up-to-date, and there is no way of knowing whether it is or isn’t. Why take the risk?
